ARC Protocol on Exterior Modifications

As a friendly reminder, any modification to the exterior of your property (aside from routine maintenance of an existing item or minor plant/mulch replacement) requires the approval of the Architectural Review Committee (ARC).

ARC information and applications for these modifications are available online via our website at www.cmgcharleston.com. A $75.00 application fee applies, but is good for one year from the date of your initial application (this means you can apply for as many modifications as you wish during this one year time period).

Monthly Board Meeting

We are happy to announce that your HOA Boards had their Governance Seminar last week. The first HOA Board meeting will take place on Wednesday, March 21st at West Ashley High School. The meeting times will be as follows:

Jasmine Gate- 5:30pm
Jasmine Row- 6:30pm

Please remember that Board meetings are open to all homeowners to attend, but that the purpose of these meetings is to conduct the business of the Association. As a result, any homeowner questions/concerns will be answered after adjournment.

New Boards Elected

We are happy to announce that at the recent Turnover Meeting held by the Association on February 1st, your Board of Directors were elected for both Jasmine Row and Jasmine Gate. Both Boards will be holding their first Board meeting sometime in March. An email notice will go out to all members once the date/time/location for this meeting is selected and we will also blog about this meeting. This will be a great opportunity for members to meet their Board members and discuss any questions or concerns they have regarding the Community.

Community Turnover Meetings Set

The Jasmine Gate, Jasmine Row, and Jasmine at Bolton's Landing Master Homeowners Association will be holding a Turnover Meeting on Wednesday, February 1, 2012 at the West Ashley High School Auditorium, located at 4060 W. Wildcat Blvd., Charleston, SC 29414. We tried to schedule these at the Bees Ferry Recreation Complex, but due to basketball and previously scheduled classes, this was not possible.

The turnover meeting times are as follows:

Jasmine Gate: 5:30pm
Master at Bolton's Landing: 6:15pm
Jasmine Row: 7:00pm

The primary purpose for conducting these Turnover Meetings is to comply with the requirements of the Association’s Governing Documents in regards to the Declarant/Developer’s membership status. At these meetings, the Association will be turned over to the members and the membership shall elect a new Board of Directors to undertake the responsibilities of the Association. Please keep in mind that the Declarant/Developer still has voting rights for each lot they own. If you or anyone you know may be interested in running for the Board, please submit a short bio to nkearney@cmgcharleston.com. The bio should include your qualifications and an explanation as to what you can contribute to the Community.

Turnover Meeting Update and Board Members Needed

As discussed at the 2011 Annual Meetings, both Jasmine Row and Jasmine Gate, along with the Master Association, will be having Developer turnover meeting later this month. As part of these meetings, owners will be voting to elect a new Board of Directors.


Owners who are interested in serving on their Community Boards or the Board for the Master Association of Bolton’s Landing are asked to provide their name and candidate bio information to Community Management Group via email to nkearney@cmgcharleston.com or by mail. As of today, we have only had two prospective Board members step forward, so please reconsider becoming an integral part of your Community by serving on your Board.

2012 Assessment Payment Options

Just as a reminder, you can pay your assessment in several ways: 1) Detach the bottom portion of your coupon or statement and mail your payment to the bank’s lockbox at Post Office Box 912, Columbia, SC 29202; 2) Go online to www.cmgcharleston.com and select “online payments.” You will need your account number noted on your statement for this option if you have not already setup your account. Please keep in mind that payments made online on Saturday or Sunday or after 5pm will reflect on the following business day; or 3) Download the form from our website and set-up ACH for automatic draft of your assessment. All ACH drafts must be set-up by the 15th of the month for the proceeding month. Please also remember that if you have your payments set up on ACH through Community Management Group, you need to be aware that any outstanding balance will be debited from your account.

2012 Assessment

Your Board of Directors recently met and approved your operating budgets for 2012. The following are your assessments for 2012:

Jasmine Gate: The 2012 annual assessment has been set at the same rate as in 2011. The Jasmine Gate HOA Assessment will be billed at $549.00 and the Master Association Assessment will be billed $50.00, for a total of $599.00 for the year. Your 2012 assessment will due on January 1, 2012 and will be considered late after January 30, 2012.


Jasmine Row: The 2012 HOA Assessment has been reduced to $150.00 per month. Your Master HOA Assessment of $50.00 for the year has remained the same and is due January 1st. Please remember that monthly assessments are due on the first (1st) of each month, and considered late after the fifteenth (15th) of each month. Your 2012 coupon booklet has been ordered and should be on its way to you in the mail shortly. If for any reason you do not receive your booklet by the end of December, please notify us immediately.
