We are happy to announce that at the recent Turnover Meeting held by the Association on February 1st, your Board of Directors were elected for both Jasmine Row and Jasmine Gate. Both Boards will be holding their first Board meeting sometime in March. An email notice will go out to all members once the date/time/location for this meeting is selected and we will also blog about this meeting. This will be a great opportunity for members to meet their Board members and discuss any questions or concerns they have regarding the Community.

Community Turnover Meetings Set

The Jasmine Gate, Jasmine Row, and Jasmine at Bolton's Landing Master Homeowners Association will be holding a Turnover Meeting on Wednesday, February 1, 2012 at the West Ashley High School Auditorium, located at 4060 W. Wildcat Blvd., Charleston, SC 29414. We tried to schedule these at the Bees Ferry Recreation Complex, but due to basketball and previously scheduled classes, this was not possible.

The turnover meeting times are as follows:

Jasmine Gate: 5:30pm
Master at Bolton's Landing: 6:15pm
Jasmine Row: 7:00pm

The primary purpose for conducting these Turnover Meetings is to comply with the requirements of the Association’s Governing Documents in regards to the Declarant/Developer’s membership status. At these meetings, the Association will be turned over to the members and the membership shall elect a new Board of Directors to undertake the responsibilities of the Association. Please keep in mind that the Declarant/Developer still has voting rights for each lot they own. If you or anyone you know may be interested in running for the Board, please submit a short bio to nkearney@cmgcharleston.com. The bio should include your qualifications and an explanation as to what you can contribute to the Community.

As discussed at the 2011 Annual Meetings, both Jasmine Row and Jasmine Gate, along with the Master Association, will be having Developer turnover meeting later this month. As part of these meetings, owners will be voting to elect a new Board of Directors.

Owners who are interested in serving on their Community Boards or the Board for the Master Association of Bolton’s Landing are asked to provide their name and candidate bio information to Community Management Group via email to nkearney@cmgcharleston.com or by mail. As of today, we have only had two prospective Board members step forward, so please reconsider becoming an integral part of your Community by serving on your Board.

2012 Assessment Payment Options

Just as a reminder, you can pay your assessment in several ways: 1) Detach the bottom portion of your coupon or statement and mail your payment to the bank’s lockbox at Post Office Box 912, Columbia, SC 29202; 2) Go online to www.cmgcharleston.com and select “online payments.” You will need your account number noted on your statement for this option if you have not already setup your account. Please keep in mind that payments made online on Saturday or Sunday or after 5pm will reflect on the following business day; or 3) Download the form from our website and set-up ACH for automatic draft of your assessment. All ACH drafts must be set-up by the 15th of the month for the proceeding month. Please also remember that if you have your payments set up on ACH through Community Management Group, you need to be aware that any outstanding balance will be debited from your account.

2012 Assessment

Your Board of Directors recently met and approved your operating budgets for 2012. The following are your assessments for 2012:

Jasmine Gate: The 2012 annual assessment has been set at the same rate as in 2011. The Jasmine Gate HOA Assessment will be billed at $549.00 and the Master Association Assessment will be billed $50.00, for a total of $599.00 for the year. Your 2012 assessment will due on January 1, 2012 and will be considered late after January 30, 2012.

Jasmine Row: The 2012 HOA Assessment has been reduced to $150.00 per month. Your Master HOA Assessment of $50.00 for the year has remained the same and is due January 1st. Please remember that monthly assessments are due on the first (1st) of each month, and considered late after the fifteenth (15th) of each month. Your 2012 coupon booklet has been ordered and should be on its way to you in the mail shortly. If for any reason you do not receive your booklet by the end of December, please notify us immediately.

Dead Plant Replacement

As you will recall from my previous blog post, the irrigation at the Community was repaired and has been up and running for the past few weeks. Both Ryland and the landscaper wanted to ensure that all irrigation repairs were fully functional and all the "kinks" worked out before plant replacement was scheduled, to make sure these plantings were successful.

That being said, I am happy to report that plant replacement is slated to take place at the end of this month/first two weeks of October. A complete list of plant replacements were submitted to E.L.I. Landscaping last week and have been approved by Ryland, so I can assure you this work will be taking place very soon. In the meantime, we truly appreciate your patience regarding this matter!

Irrigation Update

Hurricane Irene

We would like to report that we are undertaking storm damage mitigation measures for Irene. The priorities include securing amenities and common areas from possible projectiles that could damage property or cause injury. Ryland has also informed us that they are taking steps to ensure that their jobsites are kept orderly in preparation for the possibility of tropical weather. They will be removing all loose material and trash prior to Friday afternoon to limit the possibility of wind born debris.

In preparation for the possible impact of Hurricane Irene, it is important to remember to bring in any objects that can blow away, including garbage cans, lawn furniture, garden tools, grills, plants, etc. and anchor any large objects that cannot be brought inside. We STRONGLY encourage you to visit our website at http://cmgcharleston.com/storms.htm to view additional resources that can help you prepare your home and family, which you will want to do as soon as possible. The stores will be busy and some necessary items may be sold out if you wait too long.

Should there be an evacuation, our staff members are equipped with priority clearance passes and we will be touring communities as soon as a return is authorized. Our vendors are all prepared and on standby to remove obstructions and debris from access roads and secondarily from common areas. Insurance carriers have confirmed their commitment to appraise damage. Our Emergency numbers will be posted on our website as well.

We are happy to announce that ELI has been able to repair 7 out of the 13 zones and get those up and running. Sadly, there are 6 zones that they are still working on. ELI will continue to work hard on resolving these irrigation issues this week and hope to have the entire system up and running shortly. Irrigation Repair Update

Several homeowners have contacted us to express concerns regarding the irrigation at the Community. We would like to inform you know that ELI is working on these issues as we speak. Ryland will let us know as soon as the irrigation is back up and running. Once that happens, ELI will be replacing the plants that died as a result of these irrigation issues. We will keep you abreast of this situation as it progresses.

We still are receiving some complaints regarding residents not picking up after their pets. Please keep in mind that in order for your community to look its best it takes the cooperation of everyone. All pets must be leashed and doggy poo must be disposed of in a sanitary manner.

We ask all residents to please have some consideration for your neighbore with respect to pets. All residents should always have their dogs leashed and defication from pets should be picked up and disposed of in a sanitary manner. Recently, we have received complaints from residents concerning dogs roaming and cleanup. We take every complaint seriously and violators will be fined. Thank you for your cooperation.

A few updates:

... The street trees are now installed and they look great.
... We are looking into the rest of the replacment plantings at Jasmine Row. They should be replaced shortly.
... Lastly, I want to thank everyone for adhereing to all the rules and regulations of your community. At the last inspection we found only one violation throughout the entire community. As you already know and understand adhereing to the rules and regulations translates into higher property values. Again, thank you.

By now you are aware that Ryland homes has planted a ton of street trees in Jasmine Gate and Jasmine Row.

There will be 91 street trees planted at Jasmine Gate and 21 street trees planted at Jasmine Row. In addition there will be 11 trees planted along Waterline Drive alley in Phase 10 as Ryland’s promise to homeowners in lots
21-28, that Ryland would re- vegetate the area disturbed by Beazer during Beazer's construction of their single family homes.

In general the trees will be planted between the curb and sidewalk, with the exception of the 11 trees along Waterline Drive, which will be installed three feet behind the ribbon curb. The trees will be installed with a ring of pine straw around them and Ryland will take care of the watering of your new street trees.

Bees Ferry Road Widening Information

Bees Ferry Road Widening
This project is estimated to begin Spring of 2011 and be completed by Spring of 2013.

Project Description

The Bees Ferry Road Widening Project in Charleston County and the City of Charleston involves improvements to the entire 4.5 mile length of Bees Ferry Road from Savannah Highway (US 17) to Ashley River Road (SC 61). The major aspects of the project improvements are as follows:

The widening of Bees Ferry Road from two lanes to four lanes for the majority of the project with standard left and right turn lanes where needed.
The widening of Bees Ferry Road to six lanes between Grand Oaks Boulevard and the proposed intersection of West Ashley Traffic Circle to the north of Glenn McConnell Parkway.
Installation of curb and gutter, a 10-foot multi-use path (bicycles and pedestrians) on the west side of Bees Ferry Road that will tie into the multi-use path along Ashley River Road, and a five-foot wide sidewalk along the east side of the road.
The realignment of the intersection of Bees Ferry Road and Savannah Highway to a 90-degree angle and the addition of a stoplight. The new intersection will be approximately 1,500 feet east (toward Main Road) of its present location.
Stoplight upgrades will be made on Bees Ferry Road at its intersections with Ashley River Road, Glenn McConnell Parkway and West Ashley Traffic Circle. The upgraded stoplights will consist of decorative mast arms and include pedestrian hand/man signals for improved crosswalks.
Providing two left-turn lanes at the intersection of Bees Ferry Road and Ashley River Road traveling north on Ashley River Road toward Summerville.
Providing a free flow right turn lane at the intersection of Bees Ferry Road and Savannah Highway traveling south on Savannah Highway.
A landscaped median from Savannah Highway to Grand Oaks Boulevard.
Improvements to roadway and offsite drainage including new catch basins, cleaned ditches, curb and gutter, larger sized drainage pipes and water quality measures.
Efforts to protect numerous grand oak trees that are within the limits of the project.
Replacement of the existing bridge over Church Creek Canal with a new bridge.

First, let me say it was a pleasure meeting those in attendence at the first annual meeting. As you are now aware the association fee did not increase in 2011 from 2010 for either Jasmine Gate or Jasmine Row. The Board of Directors worked dilegently to make sure of the best pricing from the most reliable contractors were obtained.

Looking forward in 2011 the budget contains all services for the proper maintenance of your property. These services include landscaping maintenance, pine straw
& pressure washing (TH's),ongoing pond inspections and treatments if necessary and irrigation maintenance to name a few.

Freezing temperatures

As you are aware freezing temperatures are occurring in the Charleston area at this time. Temperatures can drop dramatically over night after sunset and early morning hours. We ask residents to be mindful and careful when stepping outside their homes especially onto their sidewalks and streets when icy conditions can occur. Your H.O.A. provides limited services to the property including periodic power washing; termite bond; roof replacement; and landscape maintenance. Again, these are abnormal conditions and temperatures for this area of the country but they can occur. Please note that rock salt on your sidewalk can cause damage to the concrete so Calcium Chloride is recommended. Calcium Chloride does not harm concrete and actually meats ice in much lower temperatures then Rock Salt. Again, please be careful.

Bolton's Landing Main Entrance Maintenance

I just wanted to update everyone regarding the issue of the Bolton's Landing main entrance off Bees Ferry Road. All issues regarding the Bolton's Landing Spine Roard Association have been worked out. You should see the these areas maintained on a regular schedule on or about November 29 and 30th. This would include the area along Blue Water. As you may be aware they are responsible for the sign and water feature as well.

Holiday Crime Prevention

As the Thanksgiving and Christmas season approaches, the Charleston Police Department wishes to assure you and your neighbors that we are taking measures to combat and prevent the normal increase in criminal activity which occurs this time each year. We also wish to stress the importance of citizens doing their part to protect themselves by not presenting opportunity-criminals with the chance to ruin your holiday.
Additional officers will be on high-visibility patrol around shopping areas, banks, and the like. They will also be available to provide bank escorts for businesses that request them.
A particular problem this time of year is theft from automobiles and residential burglaries. These are the most preventable crimes. If citizens remove the opportunity, the crime is less likely to occur, and some types cannot occur at all.

While Shopping or Going Out:
• Secure valuables out of sight in your trunk. BUT, Be aware that many cars now have fold-down seats or a remote trunk release inside the car. These conveniences make your trunk vulnerable to thieves willing to break a window.
• If at a mall or a shopping center, periodically go to the car and lock away purchases so they will not “disappear” when you put them down trying-on clothes or at the food court.
• Safeguard your purse, wallet, bank cards, and personal information. Identity thieves thrive in this environment.
• Keep close tabs on your children while shopping. With so many people it is easy for them to become lost. Make sure they know their full name, your full name, address, phone, and your cell or pager number to reach you if you get separated.
• Be aware of your surroundings going to your car, going into and out of your house, and while at the ATM.

At Home:
• Make sure to keep doors and windows locked.
• Turn on outside lights at night.
• Report persons or vehicles roaming your neighborhood, day or night so police may check them. They may be simply looking at Christmas lights, or they may be “casing” houses to burglarize.
• Place your tree where the gifts will be less visible from outside. Thieves like window-shopping through your windows.
• After Christmas, don’t put the empty boxes out on the curb. This makes it easy for burglars to decide which houses to burglarize (ie: new computers, TVs, electronics, video games…). Break down boxes and put them in the trash, making sure to save all paperwork. Also remember many electronic devices require original boxes for warranty repair.
• Immediately make an inventory listing the model and serial numbers of new items (and old ones if you haven’t already) and engrave personal markings on them

If Leaving Home (On a trip or just for a little while):
• Make it look like you are still there.
• Timers on exterior lights, interior lights, and TVs will help make it look like you are home. Don’t leave an answering machine message saying you are gone, in fact turning it off would be better.
• Double check all doors and windows, including second floor and basement. The doors should have dead-bolts; key locks for windows are also available.
• Have the neighbor pick up mail, papers, and ads, put out your trash can, and park in your driveway. Give them emergency and cell numbers to reach you.
• Call the police department to request a periodic residence check (“Keep-A-Check”) while you are away. (CPD Dispatch 577-7434)
• When you return, look around outside first. If you see any evidence of a break-in, do not go inside. Go to a neighbor’s house and call police. The burglars could still be inside.

While traveling: THINK SAFETY
• Before you leave, inspect the car for safety (lights, belts and hoses, fluids, wipers, tires-both wear and air – DON’T FORGET TRAILER LIGHTS).
• Pack expensive items in the trunk, or under coverings to keep them out of sight.
• Pack safely. Items stacked in the back of a van, wagon, or SUV will become 60mph missiles in a crash! They also block the driver’s view. Items secured to the roof greatly alter the vehicle’s handling in wind and emergency maneuvers.
• When you stop, take the keys and lock the doors. This applies all of the time, at home and away. An unlocked, running car invites a thief.
• Use a CLUB or other device when parking for the night or at shopping centers Keep doors locked while driving. It adds strength in a collision.
• Use seat-belts and child restraints properly.
• Be careful with bank, gas, and credit cards.
• Take regular rest breaks.
• Never send your children into restrooms alone.
• Store money in separate places to minimize loss or theft.
• Stay on roads you know and take maps, cell phones, and chargers, as well as safety items like blankets, flashlights, jumper cables, a jack, and a good spare tire.
• Drive carefully- better than those around you. You need to get there alive!

Have a wonderful holiday season. Remember, most crimes and accidents are preventable. Officers are working hard to locate and stop crime, but everyone must do their part to lower their risk.

The Annual Meeting will be held on Tuesday, October 26, 2010 at 6:30 PM at the Bees Landing Recreation Center. A formal notice of this meeting will be sent via regular mail.

We have added Do Not Feed The Allegators at one of the ponds at Jasmine Gate. We understand some residents may have been feeding them. Feeding Allegators is unlawful and can make the Allegators unafraid of humans making them quite dangerous.

Pine Straw, Mulch and flowers will be added to commone ares in Jasmine Gate and Jasmine Row in approx. one week.

Alligator

Recently, an Alligator had to be removed from one of the ponds near Jasmine Gate. Alligators rerely bother humans unless humans have fed them. Then they become unafraid and thats when they become dangerous. Feeding of Alligators is against the law. A number of residents had addressed its presence and also indicated that at least three families had fed it. Upon investigation by and expert on the field it was determined it was potential dangerous. Hurricanes Current Storm Information

Hurricanes are severe tropical storms that form in the southern Atlantic Ocean, Caribbean Sea, Gulf of Mexico and in the eastern Pacific Ocean. Scientists can now predict hurricanes, but people who live in coastal communities should plan what they will do if they are told to evacuate.

Step 1: Get A Kit / "To-Go Bag"
Get an Emergency Supply Kit, which includes items like non-perishable food, water, a battery-powered or hand-crank radio, extra flashlights and batteries. You may want to prepare a portable kit and keep it in your car. This kit should include:
Copies of prescription medications and medical supplies;
Bedding and clothing, including sleeping bags and pillows;
Bottled water, a battery-operated radio and extra batteries, a first aid kit, a flashlight;
Copies of important documents: driver's license, Social Security card, proof of residence, insurance policies, wills, deeds, birth and marriage certificates, tax records, etc.
Make sure you have a "to-go bag" ready in case you need to evacuate, include:
Water and non-perishable food;
Battery operated radio and batteries so you can get important information from local officials;
First aid kit;
Flashlight;
Maps
Important documents such as proof residence, pictures of your family including pets, insurance policies, and tax records;
Comfortable clothing and blankets;
Unique family needs such as prescription medications, pet supplies, infant supplies or any other unique need your family may have;
Step 2: Make a Plan
Prepare your family

Make a Family Emergency Plan. Your family may not be together when disaster strikes, so it is important to know how you will contact one another, how you will get back together and what you will do in case of an emergency
Plan places where your family will meet, both within and outside of your immediate neighborhood.
It may be easier to make a long-distance phone call than to call across town, so an out-of-town contact may be in a better position to communicate among separated family members.
You may also want to inquire about emergency plans at places where your family spends time: work, daycare and school. If no plans exist, consider volunteering to help create one.
Plan to Evacuate
Identify ahead of time where your family will meet, both within and outside of your immediate neighborhood.
Identify several places you could go in an emergency, a friend's home in another town, a motel or public shelter.
If you do not have a car, plan alternate means of evacuating.
If you have a car, keep a half tank of gas in it at all times in case you need to evacuate.
Take your Emergency Supply Kit.
Take your pets with you, but understand that only service animals may be permitted in public shelters. Plan how you will care for your pets in an emergency.
Take a Community Emergency Response Team (CERT) class from your local Citizen Corps chapter. Keep your training current.
Step 3: Be Informed
Familiarize yourself with the terms that are used to identify a hurricane.

A hurricane watch means a hurricane is possible in your area. Be prepared to evacuate. Monitor local radio and television news outlets or listen to NOAA Weather Radio for the latest developments.
A hurricane warning is when a hurricane is expected in your area. If local authorities advise you to evacuate, leave immediately.
Hurricanes are classified into five categories based on their wind speed, central pressure, and damage potential. Category Three and higher hurricanes are considered major hurricanes, though Categories One and Two are still extremely dangerous and warrant your full attention.

Hurricanes can produce widespread torrential rains. Floods are the deadly and destructive result. Slow moving storms and tropical storms moving into mountainous regions tend to produce especially heavy rain. Excessive rain can trigger landslides or mud slides, especially in mountainous regions. Flash flooding can occur due to intense rainfall. Flooding on rivers and streams may persist for several days or more after the storm. Prepare Your Home

Cover all of your home's windows with pre-cut ply wood or hurricane shutters to protect your windows from high winds.
Plan to bring in all outdoor furniture, decorations, garbage cans and anything else that is not tied down.
Keep all trees and shrubs well trimmed so they are more wind resistant.
Secure your home by closing shutters, and securing outdoor objects or bringing them inside.
Turn off utilities as instructed. Otherwise, turn the refrigerator thermostat to its coldest setting and keep its doors closed.
Turn off propane tanks.
Ensure a supply of water for sanitary purposes such as cleaning and flushing toilets. Fill the bathtub and other large containers with water.

Jasmine Row Power Washing

The association will be power washing townhome units on Thursday, August 26th and Friday August 27th. Only units that have closed in 2009 will be power washed at this time. Normally,homes are powerwashed after one year as cleaned the unit prior to closing. All units in 2009 will be receiving a letter from your association and a flyer from the contractor with instructions. Please follow those instructions carefully.

Sidewalk at Nautical Chart and Riggins Court

As you maybe aware there is some sidewalk missing on either side of the two mail grass islands at Jasmine Gate. Many have asked when the sidewalk will be replaced. Ryland Homes informs me that there is a break in an electrical line which runs from the transformer under the street at Nautical Chart Drive through coommon ground and then under Rigging Court to the mailboxes. The electric line is over 250 feet long and buried. Ryland Homes electrician is looking to find the break. Once located it will be fixed and the sidewalk replaced by Ryland Homes.

Clean Your Air Conditioner Drain Before it Leaks!

Air Conditioning Units produce one natural by product, Water! The method that this water is produced is just like the water that forms on the outside of a glass with ice in it. The warmer air from your home, meets the colder surface of the evaporator coil and naturally, condensation occurs. The bad part happens when you find the air conditioner drain line clogged and a water leak on the floor!

The water that comes from your AC Unit, runs down the sides of the coil and collects inside the condensate pan, eventually reaching the condensate drain and flowing off to the drain method your installer chose. When the condensation drain becomes gummed up or plugged, that same innocent water can back up and leak, and can literally ruin your life!

Cleaning Your AC Condensate Pan and Drain Line
Face it, if you are not going to have a service company come out and service your air conditioner every season, you are going to need to do a few things on your own. Fortunately, you can do this before an AC Water Leak happens!

According to the Tampa Handyman, one method he uses is to just grab his wet/dry vacuum, and use it to draw all the build up from your drain line, from the outside of the home, where it exits! While this will work for some, there are a few other methods to clean your AC Condensate Drain as well.

Gravity or Pumped AC Condensate Drains
In almost every instance, you will have either:

Gravity Condensate Drain, where the water flows from your evaporator coil drain pan, directly into a small PVC drain line, and either into a drain system, in or outside your home.

As you can see in the top picture, the installer of this condensate line took the time to install a few extra pieces of the PVC drain, to facilitate the cleaning of the drain lines. Yours may or may not have these caps in place, but if you end up having to cut into the piping system to clean it, (common on older systems) you can rebuild it with the cleanouts in place! All pieces for the new drain can be picked up at a hardware store, for less than $10, or by clicking the links below.

Condensate Pump Drain System, where the water from your coil pan is piped into a small condensate pump, that automatically turns itself on and off as the water fills the collection tray.

In most cases, the PVC piping or clear plastic condensate hose, will fit directly into a hole on the top of the condensate pump, filling the reservoir. A second hose is then connected, to channel the water outside the home or into a drain system. Condensate pump systems are most commonly used in areas below the level of the homes drain.

Air Conditioner Condensate Pumps
Regardless of which system your AC system uses, almost all blockages occur in the small bend, called a trap. The trap system always holds a small amount of water, that is there to keep fumes and other objects from backing in to the system. Over time, gum builds up... the trap becomes clogged and you have a plugged ac line!

Cleaning Your AC Condensate Drain
The most common method of cleaning, is to gain access to your drain line... whether that is within a cleanout or from inside the evaporator coil drain pan, and simply flush the line with either compressed air or a water hose, forcing everything from the inside to outside. (Never flush water from outside the home, to the inside of the unit, a mess will occur!)

If you don't have access to an open end of the drain from inside, you may need to disconnect or cut the drain line to perform the cleaning.

This should be done at least once every year and more often in areas where you use air conditioning more than 6 months of the year! Doing so will prevent the AC drain from leaking water into the home!

WOW. I have either met or spoken to or emailed quite a few of the residents of Jasmine Gate and Jasmine Row. You have a beautiful community and I am impressed each time I inspect the property there. We have had many architectural requests that have come in to the office and we are dealing with each and every one of them.

As management agent for Bolton's Landing, Community Management Group is charged with making sure the restrictions are upheld. We try to do this and I might say in a consistant manner with all residents. It is in the best interest of all owners that these restictions from your legal documents are upheld, becuase to do otherwise will eventually affect property values. knots) or higher.
All Atlantic and Gulf of Mexico coastal
areas are subject to hurricanes or tropical
storms. Although rarely struck by
hurricanes, parts of the Southwest United
States and the Pacific Coast experience
heavy rains and floods each year from
hurricanes spawned off Mexico. The
Atlantic hurricane season lasts from June
to November with the peak season from
mid-August to late October.
Hurricanes can cause catastrophic damage
to coastlines and several hundred
miles inland. Winds can exceed 155
miles-per-hour. Hurricanes and tropical
storms can also spawn tornadoes and
microbursts, create surge along the coast,
and cause extensive damage due to inland
flooding from trapped water.
Tornadoes most often occur in thunderstorms
embedded in rain bands well away
from the center of the hurricane; however,
they also occur near the eye-wall. Typically,
tornadoes produced by tropical cyclones
are relatively weak and short-lived
but still pose a threat.
A storm surge is a huge dome of water
pushed on-shore by hurricane and tropical
storm winds. Storm surges can reach 25
feet high and be 50-100 miles wide. Storm
tide is a combination of the storm surge
and the normal tide (i.e., a 15 foot storm
surge combined with a 2 foot normal high
tide over the mean sea level creates a 17
foot storm tide). These phenomena cause
severe erosion and extensive damage to
coastal areas.
Despite improved warnings and a decrease
in the loss of life, property damage continues
to rise because an increasing number
of people are living or vacationing near
coastlines. Those in hurricane-prone
areas need to be prepared for hurricanes
and tropical storms.
A hurricane is a type of tropical
cyclone, the generic term for a low
pressure system that generally
forms in the tropics. The ingredients for a
hurricane include a pre-existing weather
disturbance, warm tropical oceans, moisture,
and relatively light winds aloft. A
typical cyclone is accompanied by thunderstorms,
and in the Northern Hemisphere,
a counterclockwise circulation of
winds near the earth’s surface. Tropical
cyclones are classified as follows:
Tropical Depression. An organized
system of clouds and thunderstorms
with a defined surface circulation and
maximum sustained winds of 38 mph (33
knots) or less. Sustained winds are defined
as one-minute average wind measured at
about 33 ft (10 meters) above the surface.
Tropical Storm. An organized system
of strong thunderstorms with a defined
surface circulation and maximum sustained
winds of 39-73 mph (34-63 knots).
Hurricane. An intense tropical weather
system of strong thunderstorms with
a well-defined surface circulation and

3. Ask your local emergency management
office about community evacuation
plans relating to your
neighborhood. Learn

get there if you needed
to evacuate. Sometimes
alternate routes are desirable.
4. Talk to your household
about hurricane issues.
Create a household disaster
plan. Plan to meet at
a place away from your
residence in case you
are separated. Choose an out-of-town
contact for everyone to call to say they
are safe.
5. Determine the needs of your household
members who may live elsewhere
but need your help in a hurricane.
Consider the special needs of neighbors,
such as people that are disabled
or those with limited sight or vision
problems.
6. Prepare to survive on your own for at
least three days. Assemble a disaster
supply kit. Keep a stock of food and
extra drinking water. See the “Emergency
Planning and Disaster Supplies”
and “Evacuation” chapters for more
information.
7. Make plans to secure your property.
Permanent storm shutters offer the
best protection for windows. A second
option is to board up windows with
5/8" marine plywood, cut to fit and
ready to install. Tape does not prevent
windows from breaking.
8. Learn how to shut off utilities and
where gas pilots and water mains are
located.
9. Have your home inspected
for compliance with local
building codes. Many of the
roofs destroyed by hurricanes
were not constructed or retrofitted
according to building
codes. Installing straps or
additional clips to securely
fasten your roof to the frame
structure will substantially
reduce roof damage.
10. Be sure trees and shrubs
around your home are well
trimmed. Dead limbs or trees could
cause personal injury or property
damage. Clear loose and clogged rain
gutters and downspouts.
11. If you have a boat, determine where to
secure it in an emergency.
12. Consider flood insurance. Purchase
insurance well in advance—there is
a 30-day waiting period before flood
insurance takes effect.
13. Make a record of your personal property.
Take photographs or videotapes
of your belongings. Store these documents
in a safe place.
Create a

FEDERAL EMERGENCY MANAGEMENT AGENCY What to do during a
hurricane threat
1. Listen to radio or television newscasts.
If a hurricane “Watch” is issued, you
typically have 24 to 36 hours before
the hurricane hits land.
2. Talk with household members. Make
sure everyone knows where to meet
and who to call, in case you are separated.
Consider the needs of relatives
and neighbors with special needs.
3. Secure your home. Close
storm shutters. Secure
outdoor objects or bring
them indoors. Moor your
boat if time permits.
4. Gather several days’ supply
of water and food for
each household member.
Water systems may
become contaminated or
damaged. Sterilize (with
diluted bleach solution
of one part bleach to ten
parts water) and fill the
bathtub to ensure a supply of safe
water in case you are unable or told
not to evacuate. Refer to the “Shelter
and Emergency Planning” and “Disaster
Supplies” chapters for important
information.
5. If you are evacuating, take your disaster
supply kit with you to the shelter.
Remember that alcoholic beverages
and weapons are prohibited within
shelters. Also, pets are not allowed in
a public shelter due to health reasons.

and contact your local humane society
for additional information.
6. Prepare to evacuate. Fuel your car—
service stations may be closed after the
storm. If you do not have a car, make
arrangements for transportation with
a friend or relative. Review evacuation
routes. If instructed, turn off utilities
at the main valves.
7. Evacuate to an inland location, if:
• Local authorities announce an evacuation
and you live in an evacuation
zone.
• You live in a mobile home or temporary
structure—they are particularly
hazardous during hurricanes
no matter how well fastened
to the ground.
• You live in a high-rise. Hurricane
winds are stronger at
higher elevations.
• You live on the coast, on
a floodplain near a river or
inland waterway.
• You feel you are in danger.
8. When authorities order an
evacuation:
• Leave immediately.
• Follow evacuation routes
announced by local officials.
• Stay away from coastal areas, riverbanks
and streams.
• Tell others where you are going.
9. If you are not required or are unable
to evacuate, stay indoors during the
hurricane and away from windows and
glass doors. Keep curtains and blinds
closed. Do not be fooled if there is a
lull, it could be the eye of the storm—
winds will pick up again.
• Turn off utilities if told to do so by
authorities.
• If not instructed to turn off, turn the
refrigerator to its coldest setting and
keep closed.
• Turn off propane tanks.
Alcoholic

10. In strong winds, follow these rules:
• Take refuge in a small interior room,
closet or hallway.
• Close all interior doors. Secure and
brace external doors.
• In a two-story residence, go to an
interior first-floor room, such as a
bathroom or closet.
• In a multiple-story building, go to
the first or second floors and stay in
interior rooms away from windows.
• Lie on the floor under a table or another
sturdy object.
11. Avoid using the phone
except for serious emergencies.
Local authorities
need first priority on telephone
lines.

What to do after
a hurricane
1. Stay where you are if you
are in a safe location until local authorities
say it is safe to leave. If you
evacuated the community, do not
return to the area until authorities say
it is safe to return.
2. Keep tuned to local radio or television
stations for information about caring
for your household, where to find
medical help, how to apply for financial
assistance, etc.
3. Drive only when necessary. Streets
will be filled with debris. Roads may
have weakened and could collapse.
Do not drive on flooded or barricaded
roads or bridges. Closed roads are for
your protection. As little as six inches
of water may cause you to lose control
of your vehicle—two feet of water will
carry most cars away.
4. Do not drink or prepare food with tap
water until notified by officials that it is
safe to do so.
5. Consider your family’s health and safety
needs. Be aware of symptoms of stress
and fatigue. Keep your household together
and seek crisis counseling if you
have need. See the “Mental Health and
Crisis Counseling” section of the “Recovering
from Disaster” chapter for more
information.
6. Talk with your children
about what has happened and
how they can help during the
recovery. Being involved will
help them deal with the situation.
Consider the needs of
your neighbors. People often
become isolated during hurricanes.
7. Stay away from disaster
areas unless local authorities
request volunteers. If you are
needed, bring your own drinking
water, food and sleeping gear.
8. Stay away from riverbanks and streams
until potential flooding has passed. Do
not allow children, especially under
the age of 13, to play in flooded areas.
There is a high risk of injury or drowning
in areas that may appear safe.
9. Stay away from moving water. Moving
water only six inches deep can sweep
you off your feet. Standing water may
be electrically charged from underground
or downed power lines.
10. Stay away from downed power lines
and report them to the power company.
Report broken gas, sewer or water
mains to local officials.
Consider your
household’s

and be aware

indoors. Use a flashlight to inspect
damage.
12. Set up a manageable schedule to repair
property.
13. Contact your insurance agent. An
adjuster will be assigned to visit your
home. To prepare:
• Take photos of your belongings and
your home or videotape them.
• Separate damaged and undamaged
belongings.
• Locate your financial records.
• Keep detailed records of cleanup
costs.
14. Consider building a “Safe Room or
Shelter” to protect your household. See

County Expands Recycling Program to Accept Cardboard at Curbside
Charleston County will begin picking up corrugated cardboard and more paper items during its normal curbside recycling routes

During last Saturday’s 11th Annual Earth Day Festival, Charleston County Council member Colleen Condon announced that Charleston County’s Environmental Management Department has expanded its recycling program to accept corrugated cardboard as part of its residential curbside recycling program. Corrugated cardboard is considered cardboard boxes with a middle “waffle-like” layer.

In addition to cardboard, the County is now also accepting all paper items to include envelopes with plastic windows, gift wrapping paper, etc.

“We are excited to announce that Charleston County now accepts cardboard and all types of paper in our curbside bins and dropsites,” Condon said. “If you can tear it, recycle it in your bin.”

In honor of Earth Day, the County has compost on sale for the month of April at the Bees Ferry Landfill for $1 per bag or $5 per ton, which is half off the regular price.

How to recycle cardboard:
• Residents with curbside service can now place cardboard at the curb with their regular recyclables that are placed in one bin for plastic bottles, glass bottles, aluminum cans, steel cans and aerosol cans, and in another bin for paper, such as magazines, newspaper, junk mail, paperboard (examples: cereal boxes, tissue boxes, etc.) and office paper.
• Curbside residents should flatten and place cardboard boxes, up to three feet by three feet in size, between or under their two bins or inside a separate bin. Curbside recycling in Charleston County is collected bi-weekly in the urban areas starting at 7 a.m.
• Rural residents, as well as curbside users who have cardboard pieces larger than three feet by three feet, can drop their cardboard off at the drop site locations and County staffed Convenience Centers. Charleston County Environmental Management maintains 40 cardboard drop sites and eight Convenience Centers located throughout the County.
• Residents in the rural parts of the County can utilize drop sites and Convenience Centers for recycling services. Drop site locations are open 24 hours per day and seven days a week and are not staffed. Convenience Centers are staffed by Environmental Management Department employees.

The Charleston Police Department would like to remind residents and merchants that it is always important to lock your vehicle and to leave it empty or secure valuables from view.

In recent weeks there have been sporadic incidents of thefts from vehicles in all areas: neighborhoods, apartments, shopping areas... Almost all of these involve vehicles left UNLOCKED with valuables inside (I-Pods, GPS, wallets, purses, etc.) at least one car was stolen at a convenience store, left running while the owner went inside "just for a minute".

There have also been several burglary reports of different sorts, including several to sheds and garages. This time of year there is high demand for lawn equipment and some unscrupulous persons would be willing to buy/use possibly stolen tools, or may even steal them themselves.

Put good locks on storage areas and photograph / record your tools' serial numbers to more readily reclaim them if we locate them.

I would like to introduce myself. My name is Sam Gogliuzza and I am employed by Community Management Group. Among the prioperties that have been assign to me I now have Jasmine Gate and Jasmine Row. I have recently moved from New Jersey with my wife and am very happy to be in Charleston. In New Jersey I managed a very large Planned Residential Development consisting of over 2500 homes. The community consisted of Single family, Townhomes and Condominiums. I have also worked for a Residential/Commercial Developer where I was a project manager. Additionally, I worked for two Consulting Engineering firms in New Jersey and Pennsylvania.
